THE ONE-TIME APPLICATION PERIOD TO APPLY FOR A VACATION RENTAL PERMIT IN ALL ZONES EXPIRED ON DECEMBER 16, 2016

You are no longer eligible to apply for a short-term Vacation Rental Permit if your property is zoned: Rural Agricultural (R-A), Low-Density Residential (R-1), Medium-Density Residential (R-2), High-Density Restricted Residential (R-3 Restricted), or Residential-Commercial Planned Development (RCPD).

Properties located in the R-3 High-Density Residential (unrestricted) zone may still apply for a Vacation Rental Permit:

  • Single-family dwelling property owners -- APPLY ONLINE

  • Condominium property owners -- APPLY ONLINE
    • Condominium properties -- check with your HOA first; some HOAs require Owners rent within their rental pool which submits Transient Tax on your behalf and EXEMPTS you from needing a City permit due to the 24-hr onsite management clause, and some HOAs do not allow their condo Owners to rent at all
SECTION 1.030 DEFINITIONS 

203.  Vacation Rental Dwelling. Any structure, or any portion of any structure, which is occupied or offered or designated for transient occupancy for less than 30 days for dwelling, lodging or sleeping purposes; and includes houses, cabins, condominiums, apartment units or other dwelling units, or portions of any of these dwelling units, that are used for temporary human occupancy, provided such occupancy is for less than a 30-day period. 

Permits are not transferable and dissolve with the sale of the property unless the property transfers by inheritance to a natural person as directed in a will or trust. (probate/trust documents required) If your permit terminates for any reason (non-compliance, expiration, unpaid tax, etc.), the City ordinance does NOT allow for reinstatement.
